Greece

Best for affordability, accessibility, and year round sun

Sun, sea, affordability, and accessible residency options are positioning Greece as one of the most appealing European destinations to relocate to in 2026. Alongside one of the continent’s most favorable climates and stunning coastlines, Greece also offers one of the most attainable housing markets in Europe.

Whether settling in Athens or choosing a quieter island base, both renting and buying property remain significantly cheaper than in other popular expat destinations such as Spain, Portugal, and France. Monthly rent can still start at around 400 euros in central Athens and is often even lower outside major tourist hubs.

In 2026, Greece’s Digital Nomad Visa and Golden Visa programs remain relatively attainable, particularly as other European countries tighten requirements. The digital nomad income threshold stands at 3,500 euros per month, while the Golden Visa investment threshold begins at 250,000 euros for qualifying renovation projects.

With strong healthcare, a relaxed lifestyle, and accessible pathways for nomads, retirees, and investors alike, Greece deserves serious consideration for anyone planning a European move this year.

As of 2026, Portugal offers three main residency options. The Digital Nomad Visa requires a minimum income of approximately 3,480 euros per month. The Golden Visa requires a 500,000 euro investment in private equity or venture capital. The most accessible option for many is the D7 Passive Income Visa, which requires proof of just 870 euros per month, plus savings.

For those with rental income, investments, or pensions, Portugal remains an attractive and practical choice.

What truly sets Cyprus apart, however, is its tax environment. The non domicile tax regime allows new tax residents to remain exempt from dividend and interest taxes for up to 17 years. Corporate tax remains low at 12.5 percent, and personal income tax is zero on earnings up to 20,500 euros, increased again in 2026.

Cyprus offers Digital Nomad, Golden Visa, and Passive Income residency pathways. While the cost of living is higher than in Greece or Portugal, with one bedroom apartments in Limassol starting around 900 euros, the tax advantages can more than offset the difference for high earners.
