My name is Mike Cobb. A little more than 30 years ago, I left a very successful computer company I had helped build from scratch and decided it was high time to set sail in a new direction. I was tired of being land-locked in the daily grind. So, filled with distant dreams and donning my flip flops, I set my sights on the sun-drenched Caribbean. And I have never looked back.

I soon bought my first beachfront property in Belize and built my very first resort. I still own it, and before we tore it down to make way for something better, it was highly profitable. In the years since, I have started a successful bank, grown a huge timber business, and built and lived in my own residential resorts in Belize and Nicaragua. We’ve acquired massive tracts of land across Costa Rica and Panama. We’ve worked in El Salvador, Honduras, and Portugal.

You wake up every morning to the soft sound of waves rolling onto a pristine white coral sand beach. You step out of your private beachfront bungalow, feel the warm Caribbean breeze on your skin, and watch the sunrise paint the turquoise water in shades of gold and pink, all with a cup of coffee in hand. There’s no traffic. Your commute to work is minutes, not hours. Your dress code is shorts, golf shirt, and flip flops. No deadlines. No endless meetings or conference calls. Just peace, beauty, and the gentle rhythm of island life.

This isn’t a fantasy. This is the everyday reality waiting for the right person at the Palm Island Beach Resort, a highly successful beachfront boutique resort on one of the most beautiful islands in the entire Caribbean.

The resort island itself is one of those rare places that still feels like the real Caribbean: quiet, authentic, and wonderfully unspoiled. No high-rise hotels. No bustling crowds. No honking horns or traffic back-ups. In fact, there are no paved roads on the entire island. Why This Resort Stands Out as a Dream Investment

Palm Island Beach Resort isn’t just another property for sale. It’s almost two decades of proof of concept, a turnkey operation with very strong fundamentals.

The resort has maintained a consistent occupancy rate of over 60%, with a recent 11% average annual revenue growth. Net profit margins improved from 65.8% in 2023 to 69.5% in 2024, with a competitive capitalization rate between 9.68% and 11.33%, excellent for a lifestyle hospitality asset.

In 2023 the resort generated $477,203 in revenue, with net income of $307,890. In 2024 that grew to $531,137, with net profit rising to $316,661. In 2025, revenue was $493,946, with net profit of $317,301. And they achieved all of this while choosing to operate for just eight to nine months of the year. Choose to stay open twelve months and then work those numbers.

Trip Advisor recently rated it Best of the Best, placing it in the top 1% among getaway resorts. Its beachfront restaurant is consistently ranked as the best on the island. No wonder Trip Advisor rated the resort one of the 20 best in all of Central America.

With an annual revenue growth rate of over 10% per year, annual income at the end of the next decade could reach somewhere in the neighborhood of $1.4 million per year. The annual property appreciation rate in Central America runs around 8%. A $4 million property appreciating at that rate will be worth approximately $8,635,700 in ten years. That is what is known as a can’t-lose proposition.

And there is more. For US citizens, the Foreign Earned Income Exclusion allows the first $132,900 of earned income to be exempt from income tax when certain conditions are met. A spouse or partner can claim the same exempted amount. $265,800 income tax free is another $50,000 in your bank accounts.

Seven More Good Reasons to Act Now

The resort currently has eleven bungalows, generating an average of $500,000 per year. That comes to $45,500 per year per bungalow. The large northern lot gives you room to add up to seven more, bringing the total to eighteen. Eighteen times $45,500 equals $819,000 a year, a whopping $318,000 of extra profits in your pocket. Building costs in that area of the Caribbean are about a quarter to a third of what they are in the US. So we are talking pure profit.
