Unlike most typical fractional offerings, this residence club offers deeded ownership, in categories of either 1/8th or 1/10th, and boasts UNLIMITED usage and an extremely flexible reservation policy.
The project, located directly on the sand in Playa Flamingo, offers a total of 25 luxury 2 bedroom villas, equipped and fully furnished with the highest end finishes and furnishings, including Subzero and Viking appliances, marble and hardwood floors, spacious balconies, and each and every villa has direct ocean access and panoramic ocean views. The club was structured by a group who are the leaders in the industry, with 35 clubs over the past 25 years in destinations such as Vail, Colorado, Deer Valley, Utah, Bermudas, Florence, Italy..
Although deeded ownership is passed to one particular villa, we also offer flexible usage of ALL villas in your ownership category, therefore further opening up availability for the members to enjoy usage. We do not sell weeks or points, but rather true deeded ownership and unlimited access simply by following the flexible reservation process.

No tricks, no catches….
The policy, in short, works like this:
At the beginning of the club year, each member can choose two of their most important week long vacations in order to get those out of the way. They could be two separate vacations at any important dates (no black out dates, or restrictions), two consecutive weeks, or even two villas during one week to accommodate larger groups.
Once those dates are out of the way, clearly it leaves a tremendous amount of space available for more fun. Therefore, we then open up “space available” reservations, allowing each member to reserve an additional week long vacation at any time during the year. We allow one of these on the books at any one time (to avoid saturation of dates that many travelers would book and later cancel). However, once a year, we allow each member to have 2 reservations on the books at any one time. Again,those could be separate dates, one villa for consecutive weeks, or even two villas for one week. HOWEVER, once you check into the club, the system considers your reservation used, and you can have ANOTHER space available reservation on the books at any one time…No limit, no restrictions to how many times, as long as you follow the above process.
Finally, we also allow short notice reservations, within 21 days up to the same day of your arrival, to book a last minute vacation. Like the space available reservations, you can have one of these on the books at any one time, with the exception of once a year, when we allow each member two of these reservations at any one time (for either two separate vacations, two consecutive weeks, or two villas for one week). HOWEVER, remembering that once you check in, you can have another vacation with no limit,
you could check in, and if there is availability, go ahead and reserve another week, and another, etc with no limit at all.
Truly, it is a club designed for the sole benefit of the members and their friends and family. The residences cannot be rented, so as to maintain maximum availability for its members. Additionally, there is a hospitality staff at the club including concierge, poolside bar and light menu restaurant, chef, pre-arrival grocery service, etc….The idea is to provide a place where our members can go on vacation when they want and how they want, not how the club tells them to. Moreover, we want our members to feel that they are truly on vacation once they arrive!
