Monte da Palhagueira is architecturally, extremely impressive. The village has been inspired and modelled on Alte and its setting is superb. Nestled into the hillside on the estate of a grand, old Qunita dating back to 1885 the location is also supremely convenient for both local attractions and visitors; Faro International being only 20 mins away.
The facilities are first rate and fully maintained; there are 2 pools, boule pitch, tennis court, putting green, hairdresser and small shop. However, it is the community spirit evident in the clubs and events in the Village’s Hall & Pool House and the ‘Full Monty’ newsletter, organised and contributed to by villagers, which really make Palhagueira so special. The thriving Church of St. Luke which regularly holds concerts & fundraisers and the popular, public restaurant ‘O Ceu da Palhagueira’ based in the former stabling block, with it’s delicious fare and delightful bougainvillea covered terrace complete the village attractions.
The glorious sunshine of the Algarve and the wonderful, languid pace of life here allow you to really enjoy your days. Fill them with the things you love; visits to the many, secluded beaches and historic towns in the area (even Seville is only an hours drive) or your favourite pastimes. The golfing opportunities offered locally are amongst some of the most impressive in Europe.
The cost of living in Portugal is one of the lowest in Europe. Q. Who owns Monte da Palhagueira?
A. Monte da Palhagueira Retirement Village and Nursing Home is part of The Amesbury Abbey Group; a family run concern headed by Mary Cornelius-Reid A.M. M.B.E. The company was founded in 1972 and also operates nursing homes and sheltered housing accommodation in the UK at Amesbury Abbey, Wiltshire, and Sutton Manor and Wallop House, both in Hampshire. Q. How do I acquire a property?
A. The houses and apartments are available on the basis of a ‘Loan and Accommodation Agreement’ to accord with Portuguese law. The loan, or initial payment that secures the property, is fully refundable at 1 year’s notice, ensuring your capital investment is protected. On vacation, the property simply reverts back to our original ownership, eliminating expensive estate agent and lawyers fees, the Portuguese Stamp Duty tax equivalent ‘Sisa’ tax and the 2 percent Land Registration Fee.

Q. Can I make changes to the property?
A. We want you to feel completely at home at Palhagueria and would be delighted to discuss with you any changes, structural or otherwise you may wish to make.
Q. What about decorating my property?
A. All properties in the village come unfurnished and freshly painted and decorated. Naturally you will be involved in this process and can choose your own colour schemes. Telephone jacks and satellite TV points come as standard, as do air conditioning/heating units fitted in both the master bedroom and lounge. All kitchens are fully fitted. Should you wish to purchase any furnishings, we will be delighted to help you and have a wealth of local knowledge. Our maintenance staff are always on hand to assist you with settling in and installing your fixtures and fittings.
Q. What is the Service Charge?
A. During the period of occupancy a minimal, quarterly Service Charge of £1,257 /1600 Euros is payable. This allows residents to enjoy full use of all facilities including; twice-weekly domestic help, refuse collection, property and equipment maintenance (air conditioning and aid call units etc). In addition, it covers discounted meals in the village’s public restaurant, buildings insurance and the upkeep of gardens and all communal facilities, including the swimming pools and street lighting etc. In short, ensuring the high standards of maintenance and services to the village are upheld. This fee is applicable at all times.
Q. Are there any other expenses?
A. Other expenses to consider are electricity, gas, telephone, personal property and contents insurance plus any medical services or meal provided by the company.
Q. Can I accommodate family and friends?
A. This is your home; relatives and friends are most welcome to stay with advance notice.
Q. Can I let the property?
A. The property is for the personal use of the resident. However, should you wish to let the property or allow friends to stay there whilst you are away, the company will be pleased to discuss this with you.
Q. Are pets allowed?
A. Pets are welcomed with company’s prior consent. Regrettably, dogs are not allowed to roam the village freely.
Q. Can meals be provided?
A. Lunch time meals may be booked in advance and taken in the Farm House dining Room. Discounted evening meals are available from the village’s public restaurant. Guests are welcomed.
Q. How do I proceed, if I wish to purchase a property at Monte da Palhagueira?
A. A 20% deposit is required to take the property off the market, with the balance payable prior to occupation. We usually allow up to 3 months for completion.
Q. Should I wish to, can I move to another property within the village?
A. Yes, you can. However, notice will have to be given on your current property as per the terms and conditions of the Accommodation Agreement and the new property purchased in the normal manner.
