Effectively Advertising Property

Once upon a time when you wanted to advertise offshore real estate developments the choices were static and limited.  Effective promotion for large offshore real estate developments, retirement havens and investment grade real estate was once confined to the Friday issue of the Wall Street Journal and to those extremely expensive and polished magazines that sat on coffee tables. - - But in today's world, people look for real estate on the internet - - - Do you know anyone who doesn't? 

Advertising in magazines has three drawbacks; it is very expensive, it has a limited shelf-life, it has a location specific distribution point, and it has a very limited audience.  Okay, these days they leave those spiffy real estate magazine advertisers at the major airports around the world, and also at major hotels and restaurants. This new brand of advertiser magazine is very much like the throw-away advertising periodicals that one used to find in laundromats and pizza parlors. Inside these advertisers everybody and their brother is making the same poorly written pitch to sell their real estate in the limited space allowed. The pitch often includes the word 'luxury' and goes something like this:

"Our experience guarantees your investment"
"The best place to live and invest"

"The kind of luxury you're looking for"
"...and now, it's Golf Estates, your place in the sun"
In these 'advertisers' (piled ten high in the airports, restaurants, and hotel lobbies) there is room for one photo per magazine page, maybe two or three photo insets and a few words of text. Not very dynamic. Even if it was dynamic and had the capacity to be interactive, who is it aimed at? If the person passing through the airport is entering the country to buy real estate, it stands to reason that unless he is a really dumb monkey he has already lined up his chosen acquisition prospects on the internet or he wouldn't have sprung for the airfare, the hotel, the car rental and the rest of it.  Okay again; maybe the real estate magazines left at the airport and in the hotels and restaurants act as last minute 'impulse persuasion items' -- you know, the sort of persuasion items that they put at the checkout registers in supermarkets...  razor blades, batteries, pens, bic lighters...  stuff you might want if you lacked the efficiency to remember to buy it before you got to the register. Okay for the third time; that's great...  if you want to try to sell them at the checkout counter then those advertiser magazines might just catch someone at the last second.  But don't count on it.  People seldom buy real estate on raw impulse; they're not buying bic lighters, they're buying real estate, and if they've come to the market to shop for property, they've already lined up something that suits them; and you can be sure that they've spent the time communicating with the seller via email on the internet; where they've seen twenty photos, blueprints, comps, graphs, maps, an online video, and an unlimited amount of text.  The buyer has arrived fully informed with the facts and a prepared itinerary; 90% of the time no impulse magazine is going to sway them...  travel time is limited and they've done their homework; they did it before they set sail.  Wouldn't you?
