| In the spring of 1998,
a small group of investors, including myself, purchased a 1,700-acre reserve
on the Pacific Coast of Nicaragua, 50 miles from the Costa Rican border.
For some of us, Rancho Santana (or
St. Ann's Ranch), as it's called, was a safe place to diversify investments,
a hedge against a volatile stock market. For others it was a physical retreat--a
quiet, peaceful, affordable place to escape the fast pace and stress back
home a few weeks or months a year...maybe full-time, eventually.
Six years later, Rancho Santana has
become exactly what we planned: A private enclave with first-class amenities...where
every detail has been carefully thought out to enhance and preserve the
area's natural beauty.
We recognized these benefits back
when only horse trails wound through the hills to the beaches...back before
the roads...before there was electricity and water service...before the
grocery store had opened nearby... It made sense to us back then. And,
the truth is, as development has progressed...and world events have evolved...it
makes even more sense to us today.

The by-laws of the Land Owner Association for Rancho Santana guarantee
that the area will be developed in a proper manner--consistent with our
own taste for elegance, tradition, and privacy. This is a carefully designed
environment intended for us and our friends only. It will bring us an exclusive,
private retreat with first-class amenities--all in a desirable, yet incredibly
inexpensive location.
And the good news is that if you'd
like to join us at Rancho Santana, there's still plenty of room. We're
looking for a small group of forward-thinking people who like the idea
of owning, profiting from, and enjoying one of the most spectacular stretches
of coast land in the world.

For example, we've built the Pacific
Clubhouse, with four bedrooms, a dining area, an office (with high speed
Internet access), a conference room, an expansive patio, a library, and
a swimming pool...overlooking the crashing Pacific Ocean waves..
And there's another clubhouse at
Playa Rosada, enclosed, air-conditioned, and outfitted with workout equipment
so you can exercise while watching the waves roll in. There's also a second
swimming pool at the Rosada Clubhouse.
There's a helipad in place if you
choose to travel to the ranch by air...and a stable with a trainer in charge
of beautiful, spirited horses available for you to ride all over the ranch.
Of course you can also swim, surf, snorkel, fish, bike, sail, hike, sunbathe...
or just wander along the seemingly endless, empty beaches.
Tennis and basketball courts sit
ready for your play (we can even provide rackets and balls). There are
mountain bikes... a nature trail for hiking... and a DVD player in the
lounge. A cell-phone tower has been installed by Bell South, so you can
keep in touch with the rest of the world from anywhere on the property.

purchased their own piece of Rancho Santana property. And a dozen of these
people have already built spectacular houses as rental and vacation properties.
In fact, I've built my own place at Playa Escondida. My family and I spend
as much time as possible there every year.

P.P.S. We're planning for a long-term
future here. Everyone involved in the management and development of Santana
either owns or is planning to build a home here. In other words, we're
here to stay. We plan to include even more amenities. What's on our list?
A new gym and spa area, to start, complete with a lap pool, to be located
across from the stables, by the tennis court.
Also, a small "Trading Post Bar,"
complete with pool table, where people can go to relax. It will be a casual
alternative to the Clubhouse and will be available after hours, when the
clubhouse has settled down for the night. No food, nothing fancy, just
drinks and pool in a down-on-the-ranch atmosphere.
Plus, we have plans for a shopping
area to save you the short drive to Rivas.
We're also planning a gift shop stocked
with Nicaraguan handicrafts. This country is famous for its quality pottery,
handmade leather, and beautifully worked wooden trinkets.
