The
temperature is 70-80 degrees, there is little humidity and you can see
for miles with beautiful mountain views. You are minutes away from an 18

It is an eco-development
project in Costa Rica that will include a gated community with building

a country club. The development is located in the coastal hills/mountains,
8 km East of the port town of Golfito, which is on the south Pacific coast
of Costa Rica. The development has mountain views that are breath-taking.

The combination
of soil and climate make it perfect for growing flowers, it is a gardener’s
paradise.
The environment
is so fertile that you will see “living fences” that landowners have put
up. The wooden poles, cut from trees, that are put into the ground to make
a fence will take root and grow branches, and leaves.
Look at the
pictures of the fence. When the fence was made those were just wooden poles,
but now they are living fence posts with branches and leaves growing from
them.
Within
Costa Rica's 51,200 square kilometers there is a wider variety of species
of birds than in all of Europe or North America. The words that best describe
Costa Rica are perhaps "pura vida". It means "pure life" and that is what
visitors to this Central American country will find. From exotic animal
life to exotic scenery, travelers will find themselves inexorably drawn
to Costa Rica and its residents.
The abundance
of activities available will have travelers checking and re - checking
their lists to make sure they haven't passed anything up. Costa Rica is
a beautiful and peaceful country filled with tropical rain forest, amazing
beaches, and a peaceful way of life.
With a relatively
small population of roughly four million inhabitants, Costa Rica also boasts
of one of the oldest and more consolidated democracies in Latin America.
In 1869, primary
education for both sexes was declared obligatory and free of cost, defrayed
by the State. In 1882, the death sentence was abolished. In 1949, the armed
forces were abolished and in 1983 Perpetual Neutrality was proclaimed.
Prestigious international human rights organizations have their headquarters
in Costa Rica. Because of this, and of its lush 1500 kilometers of tropical
sun-bathed beaches and the wild diversity of vegetation and animal life
to be found in its wide array of microclimates (most present in one or
more of its National Parks), Costa Rica has justifiably earned its reputation
as paradise regained.
Costa Rica's
official language is Spanish.
On the Caribbean Coast, a small minority of Jamaican descendants speak
a local version of English, and most Costa Ricans can understand and speak
a bit of English. All public schools made it mandatory to learn a second
language.

As
in the rest of Latin America, Roman Catholicism is Costa Rica's main religion,
but there is a very wide margin of tolerance and the constitutional freedom
of creed is always respected. Costa Rica's religions by percentage of practicing
members are as follows: Roman Catholic 76.3%, Evangelical 13.7%, Jehovah's
Witnesses 1.3%, other Protestant 0.7%, other 4.8%, none 3.2%.
Costa Rica
is a civil law country which means that the organization of the legal system
is derived from the French Napoleonic Code as opposed to English common
law. The Government of Costa Rica has 4 branches: The Judicial,
Executive - President and cabinet ministers, Legislative - Elected members
and Electoral Tribunal - takes over police and all government functions
dealing with elections before each election. Members are usually unpaid
volunteers who are judges. This is to ensure all elections are completely
democratic and free. There are many attractions within a short drive of
the development.
The tropical
rain forest in the Southern Zone is acclaimed for its astonishing biodiversity.
This is one of the largest tropical rain forests along the Pacific coast.
There are many beaches that people can choose from, where surfing is awesome,
world class fishing is available, and there are top ranked eco-lodges with
photo safaris for those photo enthusiasts.
The port town
of Golito provides access to some of the best offshore fishing in the world.
Billfish, Sailfish, and Marlin are some of the species that are a short
boat ride away. On the South Pacific, it's common to release a dozen or
more sailfish and even a marlin or two in a single day, and not unusual
to release more than 30 fish a day. The area is also home to tarpon, snook,
yellowfin tuna, wahoo and many more species of fish.
Adventure and
romance are intertwined in Costa Rica, the beaches will give you the feeling
of Robinson Crusoe when you enter this tropical paradise and explore nature’s
beauty. There are plenty of exotic adventures to be shared every day.
Warm weather
year, year around waves, and a choice between 2 coasts make Costa Rica

else in the Country. As part of the narrow isthmus connecting the Americas,
Costa Rica is home to over 800 bird species. The largest population of
endangered Scarlet Macaws can be found in Corcovado national park.

company will be investing millions of dollars to create a very unique residential
eco-community.
Beautiful mountain
views, untouched rainforest with hiking and nature trails. The infrastructure
will include roads, water, electricity, and an entry guard feature, with
abundant common parks, and trails. There will be an eco-golf course integrated
into the overall structure plan for the sub division.
Respect for
the ecology of the area is a primary concern for the development company
and has been reflected in the development plan. The developer is preserving
the rainforest that is part of the development and will be creating hiking
trails so owners will be able to enjoy the natural beauty of Costa Rica
right from their back door.
The road and
common areas will be maintained by a professional, on-site maintenance
crew. The property consists of large areas of rainforest that will be preserved
for owners to enjoy through the use of hiking trails to observe the large
numbers of birds and small mammals in the rainforest.
The development
company offers partial financing for the lots. Title insurance, through
Stewart Title, is included in the purchase price. The purchase price of
the lots starts at $29,000US, the developer will partially finance @ 5.5%
for 5 years with no approval required. This is pre-development pricing.
The property
taxes and management fees are the responsibility of the developer for the
first 5 years. The management fee is $150 per year. Taxes are 0.25% of
the property value per year or $125 for a property worth $50,000.
The developer
will complete the installation of infrastructure for your lot within 4
years of signing of the contract to purchase. This will leave you 1
full year to sell a fully serviced lot under the terms and conditions of
the current loan agreement. There is a $300 fee to transfer title. You
are free to sell your lot at any time and you do not have to wait a specified
period.
If you sell
your lot before the end of the 5 year term the balance of the loan is assignable
to another purchaser and can be transferred for a $300 transfer fee.
Costa Rican
banks will lend to foreigners with mortgage terms up to 25 years for foreigners.
A Costa Rican international business corporation does not pay capital gains.
This is a large
development with 1700 lots. The developer has sold 700 and has 1000 remaining.
In May 2007 they will be going into Phase II of sales. They are increasing
the price because there has been significant development in the area, land
prices have increased, and they are almost ready to release their master
plan for the subdivision.
The developer
has 6 active projects now and has completed 10 others.
The lots are
located approximately 3 miles from the ocean in the hills of Costa Rica.
An 18 hole eco golf course and country club will be part of the development.
The area has not been developed very much so the prices are relatively
low.
Additional
infrastructure that is planned in the area include several marinas for
large boats, highway, and an international airport so prices should appreciate
greatly over the next several years.
The purchaser
can sell at anytime. The 5 year loan agreement has been setup to give you
1 year to sell your lot after all services have been installed so someone
can build on it. The developer will take care of the paperwork to transfer
the title if you choose to sell.
