chances of spotting endangered species such as boa constrictors, squirrel
monkeys, and five wild cats are better in Corcovado park than anywhere
else in the Country. As part of the narrow isthmus connecting the Americas,
Costa Rica is home to over 800 bird species. The largest population of
endangered Scarlet Macaws can be found in Corcovado national park.
The development
company will be investing millions of dollars to create a very unique residential
eco-community.
Beautiful
mountain views, untouched rainforest with hiking and nature trails.
The infrastructure will include roads, water, electricity, and an entry
guard feature, with abundant common parks, and trails. There will be an
eco-golf course integrated into the overall structure plan for the sub
division.
Respect for
the ecology of the area is a primary concern for the development company
and has been reflected in the development plan. The developer is preserving
the rainforest that is part of the development and will be creating hiking
trails so owners will be able to enjoy the natural beauty of Costa Rica
right from their back door.
The road and
common areas will be maintained by a professional, on-site maintenance
crew. The property consists of large areas of rainforest that will be preserved
for owners to enjoy through the use of hiking trails to observe the
large numbers of birds and small mammals in the rainforest.
The development
company offers partial financing for the lots. Title insurance, through
Stewart Title, is included in the purchase price. The purchase price of
the lots starts at $19,500US, the developer will partially finance @ 5.5%
for 5 years with no approval required. This is pre-development pricing.
The property
taxes and management fees are the responsibility of the developer for the
first 5 years. The management fee is $150 per year. Taxes are 0.25% of
the property value per year or $125 for a property worth $50,000.
The developer
will complete the installation of infrastructure for your lot within
4 years of signing of the contract to purchase. This will leave you 1 full
year to sell a fully serviced lot under the terms and conditions of the
current loan agreement. There is a $300 fee to transfer title. You are
free to sell your lot at any time and you do not have to wait a specified
period.
If you sell
your lot before the end of the 5 year term the balance of the loan is assignable
to another purchaser and can be transferred for a $300 transfer fee.
Costa Rican
banks will lend to foreigners with mortgage terms up to 25 years for
foreigners. A Costa Rican international business corporation does not pay
capital gains.
This is a large
development with 1700 lots. The developer has sold 700 and has 1000 remaining.
In May 2007 they will be going into Phase II of sales. They are increasing
the price because there has been significant development in the area, land
prices have increased, and they are almost ready to release their master
plan for the subdivision.
The developer
has 6 active projects now and has completed 10 others.
The lots
are located approximately 3 miles from the ocean in the hills of Costa
Rica. An 18 hole eco golf course and country club will be part of the development.
The area has not been developed very much so the prices are relatively
low.
Additional
infrastructure that is planned in the area include several marinas for
large boats, highway, and an international airport so prices should appreciate
greatly over the next several years.
The purchaser
can sell at anytime. The 5 year loan agreement has been setup to give you
1 year to sell your lot after all services have been installed so someone
can build on it. The developer will take care of the paperwork to transfer
the title if you choose to sell. |
