Bolinder Ranch
Grantsville, Utah

The Bolinder Ranch has been in the family for several generations.  The original deed was signed by Franklin D. Roosevelt.  A copy of the original deed is included in the brochure.

The Bolinder family is a very prominent name in Tooele County.  They‘ve had their roots in the Grantsville area since the early 1900‘s. Lester Bolinder was the first individual to own an airplane in Tooele County.  He built many airfields across the northwest and Bolinder Field Airport in Tooele County was named in his honor.

For the past several years the ranch has been used mainly as a family getaway.  Here they‘ve enjoyed fabulous views of the Wasatch Front, Tooele Valley and the Great Salt Lake.  The ranch is contiguous to the National Forest and three miles from Deseret Peak Wilderness area. The ranch has trophy mule deer, elk, mountain lions, wild turkeys and a variety of upland game birds. The topography of the property is varied with deep ravines, open grasslands with gentle slopes and densely covered areas of cedar trees.

There is also a large amount of quality landscape rock as well as an abundance of choice gravel deposits, which could be used for the infrastructure and development of the ranch.

Utah‘s real estate market is extremely strong with record sales and growth - particularly in Tooele Valley.  The ranch is just 45 minutes from downtown Salt Lake City, 30 minutes from Salt Lake International Airport with an additional private airfield just minutes away which accommodates business jets or comparable aircraft.  With the expanding real estate market in Utah and this type of property and location, the potential uses for this large tract of deeded ground with the large block of water are unlimited!

Every lot is a view lot so this beautiful foothill property could easily be developed into a gated, upscale community with plenty of room for a world-class, 18-hole golf course featuring exclusive high-end lots on the golf course or lots backed up to the privacy of the National Forest.  Buyers from the Wasatch Front and across the nation when buying a primary residence or their 2nd or 3rd homes to escape stress from city congestion will enjoy golfing, riding horses, ATVs, cross-country skiing, biking and hiking right out their own back doors!

Grantsville Utah

About Grantsville:

Grantsville is the second most populous city in Tooele County, Utah. As of the 2000 census, the city had a total population of 6,015 and by 2003 has been estimated to increase to 6,824.  The city has grown slowly and steadily throughout it‘s existence, but rapid increases in growth occurred during the 1970s and the 1990s. The recent rapid growth has been attributed to the nearby Deseret Peak recreational center, the Miller Motorsports Park and the newly built Wal-Mart Distribution Center located in the city.  There are numerous other corporations and businesses expanding into the valley.

Grantsville Geography:

Grantsville is bordered on the south by South Mountain, which separates Rush Valley from Tooele Valley. To the North is Stansbury Island, and the east and west sides are bordered by the Oquirrh Mountain and Stansbury Range.

Tooele County

Great Attractions, Activities and Entertainment

The Oquirrh Mountains to the east can match tree-for-tree anything in the Wasatch Range. The tallest mountain in the Oquirrhs is Lowe Peak at 10,590 feet. The range is 30 miles long and is home to one of the state's largest elk herds and some of the state's largest bull elk. It also holds some of the state's more scenic and historic canyons, such as Settlement Canyon and Reservoir; Dry Canyon where the ghost town Jacob City is located: and Soldier Canyon, once a hotbed for early mining.

The lands to the west are desert and this arid land holds more mysteries, history and attractions than do some of the more mountainous regions.

Pony Express Route -The old Pony Express route runs through the county east to west.  The only thing that has changed since the first riders took to the saddle back in 1860 is time.

Bonneville Salt Flats -In the northwestern corner of the county is the Bonneville Salt Flats, made famous by anything with wheels.  Many world records have been set here and many have yet to be broken..

The Salt Flats, overseen by the Bureau of Land Management, are spread over about 30,000 acres.  The flats up close look like a sea of snow, but are a bed of common table salt that is bonded to create a perfectly flat racing surface.

Great Salt Lake / Prehistoric Lake Bonneville -The Great Salt Lake has many beaches and is a popular place for sailing.  The beautiful lake is also the source for about 80 percent of the state's wetlands and home to about 250 species of birds.

Nowadays the high salinity of the lake can run from 4 percent to 28 percent - with oceans being around 3 percent a source of minerals.

Stansbury Island śis actually a peninsula in the southwest corner of the Great Salt Lake which is 11 miles long and 4 miles wide with a small portion of the island accessible to the public.   The Island is a very popular place in the spring and fall for hikers, mountain bikers and horseback riders with trails of varying degrees of difficulty and length while offering participants outstanding views and unique geography!

Ancient Cave Adventures-Danger Cave, east of Wendover Nevada was formed by wave action from Lake Bonneville. The cave was home to some of the earliest residents of the area. Artifacts found in the cave date back 11,000 years.

Explore 19th Century Gold and Silver Mining Ghost Towns -The Oquirrh Mountains offered up loads of minerals to early miners. Miners came, took what they could and left behind ghost towns.

One of the most prominent, Jacob City, is located in Dry Canyon and accessible by off-highway vehicles and bikes.

In the nearby town of Ophir, named after the biblical land of King Solomon's mine, there were several restaurants, dance halls and brothels. There are a few people still living in the town.

Mercur, a booming 19th-century gold-and-silver mining town that once had a population of 12,000 and it‘s share of hotels, restaurants, brothels and saloons. Mercur burned to the ground twice - in 1896 and 1902 - but was rebuilt after each fire. By 1917, profits fell and mills closed.

Located off Highway 196 are the remains of Losepa, perhaps the state's oddest ghost town. Established by early Mormon converts from Hawaii in the 1880s, the community existed until 1917.

Donner Reed Party -Much has been written about the Donner Reed Party's ill-fated trek across Great Salt Lake Desert in 1846 where they ran out of water and nearly perished.  The travelers eventually found Donner Springs at the base of Pilot Peak near Wendover, Nevada then made their way on to the snow-covered Sierra Mountains where they were stranded for the winter.

A Donner-Reed Museum in Grantsville features many interesting artifacts and stories.

Year Round Scuba-Diving -Out in the middle of nowhere is Blue Lake, located along the dirt road from the ghost town of Gold Hills and south of Wendover. It is a spring-fed pool of water that has become popular with swimmers and divers. There are fish and various structures to explore, including old sunken boats. Fall and winter are great times to dive.

Hunting -The county has an abundance of wildlife, such as deer, antelope and elk.

Area Attractions

DESERET PEAK COMPLEX

The Deseret Peak Complex is also full of family fun activities which include several full-size baseball diamond fields, swimming pools, water parks, go-kart and dirt bike racing tracks.

MILLER MOTORSPORTS PARK AT DESERET PEAK

The design philosophy of Miller Motorsports Park built by Jazz owner, Larry Miller has led to the creation of a national standard for road racing and karting which is equal or superior to any existing North American facility.  The Park is a major national road race event center attracting premier racing events to Utah and the greater Salt Lake market with a high level of enthusiast participation by competitors and non-competitors alike.

World-Class Skiing ś Utah was proud to host the 2002 Winter Olympics.  There are 10 resorts within close proximity for a day‘s skiing.

Casinos ś Only 90 miles away is Wendover, Nevada with a bustling collection of luxurious casino resorts, a golf course and a new 2,500 seat concert facility that books popular national performers.
