I've Been Looking For an Opportunity Like This For 10 Months

By Ronan McMahon

FortalezaRight now, we have a rare opportunity.

We can get paid a 10% annual yield…we can buy in at prices 30% lower than current market value…and we can get in for as little as $750.

Let me show you how.

Ten months ago I visited a lawyer in Fortaleza, Brazil. He worked out of a shopping mall. It's not what you think--this was an old, respected practice, and the lawyer came highly recommended from someone I trust.

There is a chronic shortage of quality office space in Fortaleza--nothing to rent, nothing to buy. Professionals take what they can get.

This shortage will continue. The economy continues to grow, creating further unsatisfied demand. New supply will come on stream. Very little of this however will be in the areas where businesses want to be based. There is a shortage of developable land in prime areas.

Brazilians like to live near where they work, or work near where they live. A short drive…or ideally a stroll. So, it's easy to spot the best office locations in Fortaleza--somewhere close to the most up-market residential area, the biggest shopping center, and established commercial and residential zones.

Since my visit to that lawyer last year, I've been looking for a good commercial development in Fortaleza; an office building in a good location. I've now found it, and 50 units have been reserved for members of my Real Estate Trend Alert, to be released on Tuesday, Feb. 10.

This is a pre-construction office deal. You can get in with as little as $750 down. The units are small office suites. I expect the units to appreciate during the build period. If you could rent out these offices right now, you could get a 10% yield, and once the build is complete I expect that yield to increase.

But here's the kicker: There is an office building not too far from where our one will be built. Owners of those units regularly receive unsolicited offers to buy for almost 30% more than we'll pay. Unsurprisingly, no-one has sold.

Real Estate Trend Alert members receive full reports on opportunities like this before anybody else. You can become a member here.
